Great question! The biggest change, change #1, has been brought on by this little new technology known as the internet! Approximately 87% to 90% of all buyers search for homes on the internet before they ever contact a real estate agent. And, (this is important) about 94% of the time, when a home sells, the buyer is actually brought into the deal by an agent other than the listing agent. Change #2: Buyer Agency! These days, just like sellers, most buyers have their own agent, their own representation. Now remember, about 94% of the time, when a listed home sells, these “buyers agents” are actually bringing the buyer. And, both agents make the big bucks! You still with me? Now, where do real estate agents find the houses that they sell to their buyer clients? The multiple listing service (MLS)! Pssst! (Here’s the secret most agents don’t want you to know). MLS produces the vast majority of buyers!!!
Also, do you remember the “marketing plan” that I told you that most traditional agents have? Well, lets set aside the multiple listing service, we’ll discuss that more later. But, what about the real estate magazine ad’s? Do they work? Yes! About 1% (that’s a one%) of the time! Open house? Sure! All the local agents come to your house to eat a free lunch, and they let your cat out. Listen, if they have a buyer in your particular price range, and your particular area, they will see your house on the multiple listing service. We’re agents. We know this. This is how it works.
