If you were to ask the average consumer, “How much does a typical real estate agent charge to sell a home?” The answer you would most likely hear would be, “6%-7%”. Have you ever wondered how we came up with those numbers? I have too! For years, as an agent, at every single company I have ever been a part of, I have been “encouraged” to protect my commission. In fact, many of the “brand name” real estate companies have policies that prevent their agents from agreeing to a commission less than a certain amount. So, there has always been this unwritten, unspoken agreement that everyone would stick together, and keep the commissions up to a certain standard. “No unfair advantage”, they would say. And, 15 to 20 years ago, those commissions could probably be justified. Before the internet changed the way we all live, and work, and sell and consume, agents had to spend enormous amounts of time and money to market the properties that they listed. Expensive ad books, agent open houses, buyer open houses, more ad books, newspaper ad’s, flyers all over town, more ad books. Add to that the fact that the agent could never get a return on that investment until, or even if, that particular house closed, and you can see why they had to charge so much in commissions. Hey, we did it for years! The homes that did actually close had to pay for the marketing for the ones that sat on the market for months and months. Do you see what I’m saying? Well, those days are over! As we’ve already discussed, the real estate sales industry has changed!
